Before joining Engel & Völkers, I spent 8 years working directly in the new home industry on the builder side.

During that time I sold more than 100 new homes in Settler's Hammock, a new home community in Camden County, working with Smith Family Homes. I've walked hundreds of home sites, sat through countless construction meetings, and guided families from a dirt lot to a finished front porch. I know how builders price, how they negotiate, what they can flex on — and what they won't tell you unless someone asks the right questions.

Know Before You Sign

Why You Need Your Own Representation


Here's the most important thing to understand about buying new construction: the friendly agent in the model home works for the builder — not for you.

The builder's sales agent is professional, helpful, and knowledgeable. They are also contractually obligated to get the best possible outcome for the builder. Their job is to protect the builder's price, the builder's contract terms, and the builder's timeline. Without your own agent, no one in the transaction is obligated to protect you.

  • Builder contracts are written by the builder's attorneys, for the builder's benefit — they are very different from standard resale contracts.
  • In most cases, having your own agent costs you nothing — the builder pays the commission, and prices are typically the same with or without your own representation.
  • An experienced buyer's agent knows which incentives, upgrades, and closing-cost contributions builders in this market will actually offer.
  • You get an independent set of eyes at every walkthrough — someone whose only loyalty is to you.

One rule of thumb: bring your own agent with you on your very first visit to a community. It keeps every option open, and it costs you nothing.

Move-in-ready and inventory homes can be excellent value — if you know how to evaluate them. I'll help you compare spec homes against to-be-built options, spot where the builder chose economy over quality, and negotiate on homes the builder is motivated to move.

Rate buydowns, closing-cost credits, design-center allowances, lot premiums — incentives change month to month and community to community. I know what builders in this market are offering and how to ask for more than the flyer advertises.


Construction Timelines

From permit to slab to drywall to punch list, I'll set realistic expectations for your build, keep tabs on progress, and help you plan your financing, lease-end, and moving dates around how construction actually unfolds — not just the date on the contract.


Walkthroughs & Inspections

Yes, brand-new homes should be inspected. I'll help you schedule independent inspections at the right construction milestones, attend your pre-drywall and final walkthroughs, and make sure punch-list items are documented and completed before you close.
